…Example of Gearing on £10K Investment - For example, you invest a 10% deposit on a property worth £100,000 (£90k represents your mortgage); over 5 years the value of the property rises by 100% through market forces (from £100,000 to £200,000!) So by investing just £10,000 you have made a £100,000 gross profit (a 1000% increase in just 5 years – not bad!). This is gearing; in effect your borrowings, (the mortgage companies money), have funded your investmen. Logically, therefore, the more buy-to-let properties you own the more the capital gearing (profit) you could potentially enjoy. If you can minimise your deposit required on each property you can potentially afford to purchase more properties at once, thus increasing your potential capital profit. Conversely, if your property or properties go down in value (due to a fall in the property market) you will lose proportionally more of your money and may end up in massive negative equity/ bankrupt!
