…Maximising Yield - regardless of your approach to achieving an income goal, in both cases you should try and maximise your gross yield. The gross yield % is a reflection of the annual profitability or return you can expect from your property investment. It is calculated by dividing the annual rental income by the purchase price. For example, if you bought a property for £100,000 and the annual rental income was £8,500, then the gross yield is £8,500 / £100,000 = 8.5%. A gross yield of around 10% is very good in today’s market of 2005. The Net Yield is calculated after you take into account your on going expenses such as letting agent fees, repairs, insurances etc. As a rule of thumb modern flats or shared housing can achieve higher gross yields than more expensive family houses; conversely these more expensive properties will generate a higher long term capital growth rate (than the less expensive properties that pay a higher gross yield).
