…The Private Residence (PPR) Relief (Help Sheet IR283) – a married or unmarried couple each have a PPR Capital Gain exemption linked to their own residence or home as well as ownership of property within the last three years. Therefore, this exemption is invaluable as if you move to a new house and let your old home out, and then sell your old home (now rental property) within 3 years - you pay NO CGT! Think this through… You could purchase an property, live in it for a year, buy a second property, let the first property out, live in the second property for a year, buy third property… and so on. By using your Private Residence Relief in this way you are adding 3 years Capital Gains tax free potential on each investment property you live in and let out. Beware; the Inland Revenue sets tests to conclude whether a property is your Private Residence. In particular may require evidence that the property was you main residence through your own local electoral roll registration, also that all utility bills are linked to that address and that you occupied the property for a substantial period of time.
