…Understanding How to Use Allowances, Relief’s and Exemptions – the Inland Revenue provides certain allowances, reliefs and exemptions to reflect different situations. It is up to you to incorporate these into your tax declaration to reduce your CGT liability. If you do not you will lose the financial benefit you are entitled too. The benefits may or may not apply to your own individual situation. They are:- Annual Personal Allowance – for the tax year 2005/2006 the rate exempt from Capital gains Tax (CGT) is £8,500 per person. This figure is set by the Inland Revenue and may change over time. These are always applied after other allowances and reliefs have been taken into consideration. Indexation Allowance - Indexation allowance is only relevant to property purchased after March 1982 and before 1st April 1998 (and therefore is excluded from the Buy-to-Let Calculator). The purpose of the relief was to take into account the effect inflation has on capital gains. Therefore properties were ‘indexed’ to the National measure of inflation – RPI (Retail price Index) Taper Relief - in the 1998 Budget, Taper Relief replaced the Indexation Allowance and Retirement Relief, in order to encourage longer term holding of property. It is automatically calculated for you in the Buy to Let Calculator based on the bandings below. This “taper” brings down the percentage of Capital Gain any based on how long the asset (property) has been owned (after 5th April 1998). In other words, you indirectly pay less CGT the longer you own the property. The rate of relief is dependant on whether it is deemed you own a ‘Business Asset’ or a ‘Non Business Asset’. It is calculated and charged before your annual personal allowance is applied to the Capital Gains calculation. For property, Taper Relief is normally deemed as ‘Non-Business Assets’, because a property is not a deemed to be trade by the Inland Revenue.
